
The Hanover single-family real estate market has changed over the past year, and the numbers tell an interesting story. More homes are coming onto the market, buyers have considerably more to choose from, and yet Hanover home values remain strong.
Year to date, 115 single-family homes have been listed in 02339, compared with 86 at this point last year, an increase of nearly 34%. At the same time, the average sale price has risen from approximately $908,000 to just over $1 million, an increase of 11%. So while inventory is increasing, prices have continued to move upward.
Perhaps the biggest change is simply the number of homes available. On August 21, 2025, there were only 8 single-family homes for sale in Hanover. Today there are 25. That has increased the estimated supply from less than one month to approximately 2.5 months. For buyers who have spent the last several years navigating an exceptionally tight market, that means more choices and potentially a little more breathing room.
What is particularly interesting, however, is that increased inventory has not translated into a lack of buyer demand. Homes that successfully sold this year actually moved faster than they did last year, averaging 27 days on the market compared with 32 days in 2025. They received an offer in an average of just 16 days, and the average sale price was 103.53% of the final asking price.
At the same time, there are signs that buyers are becoming more selective. Over the most recent 12 months, 44 Hanover listings had a price change compared with 33 during the previous year. With more properties competing for buyers' attention, sellers can no longer assume that simply putting a home on the market will generate the same response we saw when inventory was extraordinarily limited.
Taken together, the numbers suggest that Hanover remains a strong real estate market, but it is becoming a more balanced and discerning one.
For sellers, pricing and preparation matter. Understanding what is happening here in 02339 is much more useful than relying on broad national real estate headlines.
The bottom line is encouraging: more inventory has not translated into falling Hanover home values. Instead, we're seeing more listings, more choices, continued buyer activity and strong sale prices as the local market begins to normalize.
